Chapter 4 - The Keys to the Kingdom

The ink on the transfer deed dried under the warm amber glow of the bistro’s pendant lighting. With a single fluid stroke, ninety-five thousand dollars had left my private investment account, and in return, I held the absolute power to dictate where Theresa Vance would sleep for the rest of her natural life.

Paula tucked the counter-signed documents into her leather briefcase, clicking the brass latches shut with an authoritative snap. "It’s filed electronically with the county clerk through an expedited emergency portal," she said, raising her water glass in a mock toast. "As of eight-twelve tonight, Mariana, you are not merely Theresa’s unappreciated daughter-in-law. You are her primary secured creditor. If she misses Friday morning’s cure deadline—which she will, because Lauren’s bank accounts are already frozen under federal seizure warrants—the writ of possession transfers directly to you."

"And Julian?" I asked, testing the weight of my husband’s name in my mouth.

"Julian doesn't have standing," Paula answered cleanly. "The original house title was strictly in Theresa’s name following her late husband’s probate. When she pledged the property as personal collateral for Lauren’s boutique investment firm, she signed away all homestead protections. She gambled her family home to inflate her daughter’s counterfeit empire. Now the bill has come due."

My phone buzzed against the polished mahogany table. Julian’s contact photo flashed on the screen—a picture taken two years ago at a mountain cabin, back when I still believed his passivity was just gentle patience rather than moral cowardice.

I swiped the green bar and placed the phone to my ear.

"Mariana? Where the hell are you?" His voice was ragged, pitched an octave higher than usual, vibrating with panic. Behind him, I could hear Theresa’s shrill, theatrical wailing echoing off high ceilings. "Lauren was arrested! Right outside the restaurant! The officers wouldn't even let Mom touch her hand. They put her in squad car three-twenty-four and took her downtown!"

"I saw," I replied smoothly, leaning back against the leather banquette.

"You saw? And you just walked away?" Julian’s outrage flared, fueled by the frantic cues of his mother screaming in the background. "Mom is hyperventilating on the front porch! The neighbors are watching! Lauren needs a private criminal defense attorney right now. The retainer is thirty thousand dollars. I tried to transfer the funds from our joint reserve account, but the bank told me the authorization was restricted. Did you lock the joint account?"

"I moved my capital back to my personal corporate entity, Julian," I said, my voice steady as a surgeon’s scalpel. "The joint account held my consulting bonuses. It was meant for our mortgage, not to bail out a woman who committed corporate wire fraud."

"She’s my sister!" Julian shouted. "She’s family! Mom says you planned this to humiliate us because of that stupid joke with the empty plate!"

"An empty plate isn't a joke, Julian. It’s an eviction from your family table," I whispered coldly. "Tell your mother to save her breath. She’s going to need every ounce of energy she has left for what’s coming on Friday."

I ended the call before he could formulate another hollow demand. Across the table, Paula offered a knowing smile. The game was no longer being played behind closed doors.
